K Suites Latest Updates

K Suites is a brand-new District 15 development at 21 Lorong K Telok Kurau. The freehold new launch project is developed by Euro Properties and will sit on the site of the former Ji Liang Gardens, which comprised of 6 dwelling units.

Euro Properties purchased Ji Liang Gardens through a collective sale at the price of S$18.6 million on 15th June 2021. The land rate of the purchase, after factoring development charges, translates to S$935 per square foot per plot ratio (psf ppr).

The development is nestled in a private residential enclave comprising of landed houses and low-rise apartments. As K Suites is separated from the main road of Still Road by a detached house and 3 terrace houses, residing in the project would be a tranquil experience.

Under the 2019 URA Master Plan, the address of K Suites is within the Frankel planning subzone, which is part of the Bedok planning area. The development is just east of the Marine Parade planning area, with Still Road being the dividing line between the 2 planning areas.

With its strategic location within the Bedok planning area and just outside the periphery of the Marine Parade planning area, K Suites enjoys being near many amenities, shopping malls, schools and recreational facilities.

The site area of K Suites is approximately 14,289 square feet, with a plot ratio of 1.4 under the 2019 URA Master Plan.

K Suites will consist of 19 residential apartments housed in a 5-Storey Block. With the smallest unit starting from 3 Bedrooms, the project is geared more towards purchasers buying the apartment for own stay. The unit mix of the development would be 3 Bedroom, 3+1 Bedroom, 4 Bedroom, 4+1 Bedroom and 5 Bedroom.

There are 3 ground floor units in K Suites. From Level 2 to 5, there would be 4 units per level.

All units on Level 5 are penthouse units, with 1 unit being a 4-Bedroom Penthouse and 3 apartments being 5-Bedroom penthouses.

There are 4 units of 3 Bedroom apartments, with their sizes ranging from 866 – 875 square feet.

The location of K Suites is blessed with the multitude of schools near the development.

Within one kilometre of K Suites is the renowned and popular primary school of Tao Nan School. Situated at Marine Crescent, Tao Nan School is a co-educational primary school and one of six Singapore Hokkien Huay Kuan schools. As a Special Assistance Plan (SAP) Primary School, Tao Nan School offers Higher Chinese. It also offers the Gifted Education Programme (GEP), which caters to the top 1% of students from each academic year.

With its credentials, Tao Nan School is always oversubscribed in the annual Primary 1 registration exercise. As such, residential developments which are within 1km from Tao Nan School are often highly sought-after. These projects tend to enjoy strong demand from purchasers in the resale market and also from tenants which wish to rent a unit there to gain priority admission to the school.

Other primary schools which are within 1km from K Suites are the girls schools of CHIJ (Katong) and Haig Girls’ School.
